Step by Step Tenants Guide

Making An Offer

Now that you have found the property of your dreams, it’s time to make an offer!

First, we will commence with taking a holding deposit – equal to one weeks’ rent.

Then you need to complete a ‘Tenancy Offer Form’ which will include the terms of your offer as well as any special requirements.

Accepted Offer

Once your offer has been agreed, we will give you a call to let you know the good news and guide you through the next steps!

Alternatively if your offer has been declined by the landlord your holding deposit will be refunded.

What You Need To Provide

Now the fun begins! We will require the following documents for each prospective tenant:

Passport Copy
Originals will be verified by your Rubicon agent

Visa copy (if required)
This must be valid for the duration of your proposed tenancy

Proof of address
Utility bill or Bank statement must be dated older than 3 months

References

A third party referencing company will email you an online application form which should be completed by yourself within 24 hours of your offer being agreed.

Once completed, the company will process your application by obtaining employment, landlord and character references, as well as a credit check.

Your references will then be sent over to your prospective landlord for their approval.

Subject To Contract - Draft Tenancy Agreement

Prior to move in, you will be sent the subject to contract (STC) to reconfirm your offer.
This is your last chance to highlight anything of importance in the offer that may have been missed.

You will also receive a “Draft Tenancy Agreement” to review before signing a final copy.
This will also be the point to raise any questions you may have.

Balance Of Move In Monies (Final Tenancy Agreement)

The balance is required no later than 72 hours prior to your move-in date.

Payments can be made by debit card or bank transfer.

Preparation For Move-In

Once the remaining balance of your move-in monies has been received, the independent clerk will give you a call to discuss a preferred time to meet at the property to carry out the inventory and check-in process.

Handover

Woo, your move-in day has finally arrived!

At the mutually agreed time you will meet the independent clerk at your property for the handover of your keys. Your Rubicon agent will join and present you with your welcome pack and bottle of bubbly from the team.

The welcome pack will include all relevant documentation related to the tenancy of your new home as well as your point of contact for any maintenance issues that may arise.

Within 48 hours of move-in the full comprehensive Inventory + Check-in report will be sent over to you.
Thereafter you will have seven days to go through your report to inform us of any amendments if necessary.

It is now time to enjoy your new home!
